Keep this list handy. Work through it in order, and when a step asks for a professional, reach out: an estate attorney for the legal side and a probate-savvy realtor for the home.
Order several certified copies of the death certificate (you’ll need them for banks, the county, and attorneys).
Determine whether probate is even needed (small-estate threshold vs. formal probate; when in doubt, ask an attorney).
Consult a probate attorney to confirm the process for your situation.
Inventory and appraise the estate’s assets, including the home.
Open probate with the Sacramento County Superior Court if required, and get the executor or administrator appointed.
Notify heirs, beneficiaries, creditors, and relevant agencies per California law.
Keep the property secured, insured, and maintained during the process.
Work with a probate-savvy realtor to price the home correctly (as-is vs. repairs) and navigate the sale.
Close the estate: pay debts and taxes, distribute to beneficiaries, and file required accountings.

Estates held in a living trust often skip the court process entirely: the successor trustee can manage and sell the home without a judge’s approval, which usually means fewer delays, fewer costs, and more privacy for the family.
